What type of projects?
Your project may be a renovation such as a new deck, extending the house, or it may be a new fence, new kitchen or building a garage. It may even be building a complete new home.
How do I operate?
My approach is to listen to you to understand what you need done and then to fully scope the project. I will then work with contractors to get the necessary quotes – I like to get at least 2 quotes for any job and sometimes 3. Then we set up a meeting, discuss the options, pricing and decide the best contractors to use. Should your project require Council Consents, I can assist with lodging and obtaining these. Once the project is underway, I monitor it regularly and liase with you on progress.
What gives me the experience to do this?
Over the last 10 years I have project-managed the design and building, or renovation, of more than 12 houses. I am highly practical, used to working with contractors and understand the building processes. I am reliable, honest and cost conscious – trying to get the best deal for my clients. I have a wealth of experience and contacts to draw on.
What are the advantages of having a project manger?
You can sleep easily knowing the job is being controlled by someone who knows what they are doing and has your interests at heart. I am regularly on site and manage issues as they arise. Regular meetings and updates will keep you informed of progress and any cost variances will be signaled at an early stage.
How much does this cost?
For renovations I charge 10% of design fees, plan lodging and building costs, plus GST. This can be less for subcontractors engaged by the builder. For new house building the fee can be negotiated. The total fee may well be less than the savings you will achieve by having your project managed efficiently with proper cost and quality controls in place. Supplier’s invoices once approved are passed on to you for direct payment, with a separate invoice from me.
Building Project Management
What is involved?
There is a great deal involved in managing house-building or renovation projects.
The main tasks include:
- Preliminaries
- Scoping the project.
- Identifying designers appropriate for the scale of work, and obtain estimates of design fees.
- Liasing with client and designer to achieve cost effective concept plans for the project.
- Design confirmation and approval to proceed to working drawings.
- Organising builders and the subcontractors
- On forward project specification to selected builders and/or subcontractors for pricing.
- Assess quotations with client and decide on choice of contractor. Ensure appropriate contract is in place.
- Consents
- Lodging plans with Council for Building Consent and PIM
- ( plus Resource Consent if necessary).
- 4. Managing construction
- Arranging for the builder and contractors to be available when needed.
- Dealing with suppliers and making sure materials are ordered and delivered on time.
- Monitoring progress once work starts to ensure work and materials comply with the contract and consents.
- Arranging for inspections by Council as required.
- Responding to queries from the builder and contractors as they arise during building, consulting the construction documents as required.
- Regular client meetings to discuss progress, timings, costs and any decisions that need to be made.
- Keeping budgets and knowing when progress payments are due and checking invoices prior to payment.
- Working with the builder and subcontractors to rectify any work not completed or up to standard.
- Arranging the final inspection to enable the Code Compliance Certificate to be issued.
